What is PITI?
PITI stands for Principal, Interest, Taxes, and Insurance — the four components of a typical monthly mortgage payment. This calculator also includes PMI and HOA dues when they apply, for the full picture of what you'll actually pay each month.
When does PMI go away?
Under the federal Homeowners Protection Act, PMI is required whenever your down payment is under 20% of the home price, and automatically terminates once your loan balance is amortized down to 78% of the original home price.
Why does a 15-year mortgage cost so much less overall than a 30-year one?
A shorter term means less time for interest to accrue on the outstanding balance, even though the interest rate itself may be similar. The monthly payment is higher, but the total interest paid over the life of the loan is typically less than half of a 30-year loan's.
